More About Upper House Residences Bangkok
Upper House Residences Bangkok is the world’s first Upper House branded residence, a 52-storey freehold tower of 156 residences on Wireless Road, beside Lumpini Park. Designed by Foster + Partners and managed with the Upper House team, it is built for owners who value privacy, wellness and a calm, villa-inspired way of living in central Bangkok.
Developer & Design Team
The project is developed by City Dynamic, a joint venture between Thai developer City Realty and Hong Kong’s Swire Properties, with Swire Hotels bringing the Upper House brand. Foster + Partners leads the architecture, drawing on the proportions of traditional Thai villas, while BAR Studio designs the interiors and P Landscape shapes the gardens and sky terraces. Wellness programming is curated by GOCO Hospitality.
Design & Layout
Residences are two to four bedrooms from 125 to 485 sq.m., plus penthouses of 749 to 923 sq.m., all with a private lift lobby and generous terraces under 3.2 m ceilings. Interiors favour natural materials such as timber, stone and textile in a warm, muted palette. Sky amenities on levels 43 to 45 are reserved for residents and include an infinity pool overlooking Lumpini Park, a residents’ lounge and a wellness suite. One-bedroom homes are found in the neighbouring tower, The Wireless Residences by Upper House, which has 71 floors and 239 residences.
Location & Connectivity
The tower sits on Wireless Road, Bangkok’s embassy boulevard, about 100 m from Lumpini Park and 600 m from One Bangkok. MRT Lumphini is about 800 m away and BTS Phloen Chit about 1.1 km, with BNH Hospital about 2 km away.
Ownership & Project Status
The residences are freehold, and foreign buyers may purchase within the 49% foreign quota. Construction began in 2025, with completion expected in 2030. The project is in pre-sale, with prices starting from approximately THB 45 million. Prices and project details reflect developer information and may change.
